What is a construction certificate?

A construction certificate (CC) confirms your construction plans comply with the National Construction Code and your consent conditions. It's required once your Development Application (DA) is approved, and before any building work can start.

This sits under the Environmental Planning and Assessment Act 1979 and applies to most residential, commercial and multi-unit builds.

Do you need a construction certificate?

A CC is required in the following situations:

You've received Development Application (DA) approval and need to finalise construction drawings before building starts.

You're building a new home, granny flat, duplex or multi-dwelling development that already has DA consent.

You're carrying out a commercial fit-out, industrial build or large-scale alteration approved through the DA pathway.

Your consent includes deferred commencement or pre-CC conditions that need to be satisfied before work can begin.

You want one certifier to issue your CC and later act as Principal Certifier through to occupation.

Not sure if this applies to your project? Contact us and we'll assess it for free.

How the construction certificate process works

01

Submit your documents: Send us your DA consent, full construction drawings, structural engineering, and a BASIX certificate for residential projects.

02

We check for compliance: We review everything against the National Construction Code, Australian Standards and your consent conditions.

03

We flag anything outstanding: If information is missing, we'll tell you exactly what's needed to keep things moving.

04

We issue your CC: Once everything checks out, we issue the construction certificate and stamp your approved plans with the CC number and date.

05

We set your inspection schedule: We coordinate with your Principal Certifier (or take on the role ourselves) to schedule critical-stage inspections before work starts on site.

Timeframes

Most construction certificates are issued within 5–10 business days once your application is complete. Missing documentation, non-compliant plans or deferred commencement conditions can push this out.

Larger commercial or multi-residential projects with detailed consent conditions can also take longer than straightforward residential builds.

FAQ

Frequently asked questions about construction certificates

How long does a construction certificate take in Sydney?
Most construction certificates are issued within 5–10 business days once your application is complete. Missing documents or non-compliant plans are the most common reasons it takes longer.
How much does a construction certificate cost?
Cost depends on your project's size and complexity, so we provide a same-day quote once we've seen your plans. Got a comparable quote already? We'll beat it by 5%.
Can I use a private certifier instead of council for my CC?
Yes. Under the Environmental Planning and Assessment Act 1979, you can appoint any registered certifier for your construction certificate, regardless of who approved your DA.
What's the difference between a construction certificate and a complying development certificate?
A construction certificate follows a Development Application and only covers the technical construction details. A complying development certificate combines planning and construction approval into one step for projects that meet every standard in the Codes SEPP. If you already have DA consent, you need a CC, not a CDC.
What happens if my plans change after the CC is issued?
Minor changes can often be handled through updated documentation, but significant structural or layout changes usually need a formal amended CC. If the change also conflicts with your DA conditions, you may need a consent modification first.
