Certification for Renovations and Extensions
Certifying your renovation or extension in Sydney? Sydney Wide Certifiers provides CDCs and CCs for alterations and additions, plus inspections and OCs.
Whether you are extending your living space, converting a garage, adding a second storey, or undertaking a major kitchen and bathroom renovation, building certification ensures your project is structurally sound, safe and compliant with the Building Code of Australia. Many renovation and extension projects in Sydney qualify for Complying Development under the Housing Alterations Code within the Codes SEPP, while larger or more complex alterations proceed through the DA and Construction Certificate pathway. Sydney Wide Certifiers handles both routes with equal expertise.
What's Included
CDC assessment under the Housing Alterations Code of the Codes SEPP for qualifying renovations and additions, including ground-floor extensions, first-floor additions, garage conversions, deck construction and internal reconfigurations.
Construction Certificate assessment for DA-approved renovations and extensions, reviewing the detailed construction documentation against BCA/NCC Volume Two and the conditions of the development consent.
Structural assessment review for works that affect the existing structure — such as removing load-bearing walls, underpinning existing footings, adding upper-level extensions, or connecting new construction to existing building fabric.
Waterproofing compliance review for new and renovated wet areas (bathrooms, laundries, kitchens, balconies) against AS 3740, which is a critical element in renovation projects where existing waterproofing may be disturbed.
Assessment of existing building fabric interface issues — how new construction connects to existing walls, roof structures, floor levels and services — to ensure weatherproofing, structural integrity and BCA compliance are maintained.
Energy efficiency compliance through BASIX for residential alterations that trigger BASIX requirements (generally alterations costing $50,000 or more, or involving additions of habitable floor area).
How It Works
Provide the project details — scope of work, existing building information, plans and DA consent (if applicable). We will confirm the approval pathway and provide a fee proposal.
We review the documentation and issue the CDC or CC. For CDCs, we verify all Housing Alterations Code provisions are satisfied. For CCs, we check all consent conditions and BCA/NCC compliance.
We accept appointment as Principal Certifier and set the inspection schedule with your builder, tailored to the scope of the renovation.
Inspections are carried out at each mandatory stage, with additional attention to structural connections between new and existing construction, wet area waterproofing, and any demolition of existing elements.
Once all work is complete and inspections are passed, we issue the Occupation Certificate.
Why Choose Sydney Wide Certifiers
Practical experience with the unique challenges of renovation projects — interfacing with existing structures, heritage fabric, older construction methods and non-standard building configurations.
We help determine the most efficient approval pathway for your project — CDC where eligible, or CC for DA-approved work — saving time and cost.
Thorough waterproofing and structural inspections that are particularly important in renovation work where existing conditions are often only fully revealed once work begins.
Flexible inspection scheduling to accommodate the staged nature of renovation projects, where work often proceeds room-by-room or in phases.
